EC.BMS — Building Management System

Centralize HVAC, lighting, and mechanical systems through BACnet, Modbus, and OPC-UA controller integration. Reduce operational energy waste with intelligent setpoint automation.

Key Capabilities

  • BACnet, Modbus, and OPC-UA protocol integration
  • HVAC zone management with temperature, humidity, and CO2 control
  • Automated setpoint scheduling based on occupancy and time-of-use
  • Lighting control integration with daylight harvesting
  • Equipment runtime tracking and preventive maintenance triggers
  • Alarm management with escalation workflows
  • Integration with EC.EMS for energy-aware building operations

Building automation without the vendor lock-in

Every commercial building of meaningful size has a BMS, but most are locked inside a single vendor's proprietary front-end, use proprietary protocols, and require a service-contract technician for every change. EC.BMS breaks that model by speaking BACnet/IP, BACnet MS/TP, Modbus RTU/TCP, LonWorks, and OPC-UA natively, and by presenting a vendor-neutral control surface over all of them. See the full communications protocol primer for protocol-level details.

The module covers the full lifecycle of a BMS deployment: trend logging, alarm management, scheduling, setpoint control, occupancy-driven VAV/FCU optimisation, and economiser control for air-side free-cooling. Because EC.BMS shares the telemetry layer with EC.EMS, every control action can be measured against its energy impact in real time, with EC.Alerts catching unexpected setpoint drift before it shows up on the bill.

For existing buildings with a legacy BMS head-end, EC.BMS runs alongside rather than ripping and replacing. It reads trend data via the EC.Node gateway, publishes overrides where the owner wants them, and steadily migrates operations onto a modern stack without disturbing tenants or breaking existing service contracts.
